POSITION: Maintenance Supervisor

COMPENSATION: $75,000 to $85,000/Year DOE

This position offers a 4% of annual salary sign-on bonus for new hires!


Experience: Must have prior residential maintenance experience with knowledge of electrical, mechanical, plumbing and HVAC systems.

Ability: Must show ability to read and interpret technical manuals, keep accurate records, demonstrate supervisor qualities, and enjoy working with others.

Organization: Must be well organized and have the ability to prioritize duties and responsibilities, ability to multitask, and deal effectively and professionally with people and work in a fast-paced office environment.

Languages: Bilingual a plus.

Education: High school diploma or equivalent. Bachelor’s degree preferred.

Experience: Minimum five years’ experience in preventive maintenance; or any equivalent combination of education, training, and experience, which provides the requisite knowledge, skills, and abilities for this job. Experience with affordable housing property preferred.

SUPERVISION RECEIVED: Receives direct supervision from the Facilities Manager and may receive direction from higher level positions. May provide general supervision to lower-level positions.

ESSENTIAL JOB FUNCTIONS: The following duties are normal for this position, but this list is not to be deemed all-encompassing. Other duties may be required and assigned.

  • Maintain the preventive maintenance program for all company equipment and facilities, including HVAC systems, electrical systems, plumbing, and mechanical equipment.
  • Implement new preventative maintenance schedules and procedures to minimize downtime and extend equipment life.
  • Coordinate with outside contractors and vendors for preventive maintenance projects.
  • Partner with Property Management & Operations to monitor and maintain inventory levels of spare parts and supplies needed for preventive maintenance activities.
  • Troubleshoot and diagnose equipment malfunctions and make necessary repairs.
  • Ensure that all preventive maintenance work is performed in compliance with company safety policies and regulations.
  • Maintain accurate records and documentation of all preventive maintenance activities.
  • Conduct regular inspections of equipment and facilities to identify any maintenance or repair needs and report them to the Facilities Manager.
  • Respond to facilities-related requests and emergencies as needed.
  • Assist with the preparation and management of the preventive maintenance budget.
  • Train and mentor maintenance technicians as needed.
  • Ensure adherence to OSHA quality standards and health and safety regulations.

  • Exercises common sense, good judgment, consistency, and self-control in day-to-day contact with vendors and residents and in other business-related matters.


  • Physical ability to perform manual labor, including lifting heavy objects and operating equipment.
  • Ability to use a computer, Microsoft office, Outlook, Office 365, and property management software Yardi.
  • Tasks may involve extended periods of time at a keyboard or workstation.
  • Driving or ability to travel between various locations in Santa Clara County.
