Mark Mikl
Executive Director
After serving on Charities Housing’s Board of Directors for nine years, Mark joined the organization as Deputy Director in July 2019. In this role, Mark provides strategic and general oversight with a focus on capital markets activities. Mark previously held various finance roles for over 25 years at Essex Property Trust, a publicly traded real estate investment trust that invest in apartments primarily on the West Coast. Mark is a licensed Certified Public Accountant in the State of California (inactive).

Kathy Robinson
Deputy Director
Kathy joined the development staff of Charities Housing in 2002. During her 23 years with the organization, she has served as a Project Manager, Director of Housing Development and most recently Deputy Director. During her 20 years as Development Director, Charities Housing’s portfolio doubled in size. As Deputy Director Kathy heads up special projects, continues to support development efforts and serves as a member of the Executive Team. Kathy previously worked as a Development Officer with the Housing Authority of the County of Santa Clara for twelve years and developed over 750 affordable residential units, including affordable apartments, migrant farm worker housing, and self‐help ownership housing. As the Comprehensive Grant Program Administrator for the Housing Authority, she was also responsible for the modernization of over 500 public housing units. Prior to joining the Housing Authority Kathy was the Acting Executive Director for Community Housing Developers, a local non‐profit development corporation. Kathy has acted as a consultant for the State of California and continues to consult and volunteer with other non-profits focused on the production of affordable housing. Kathy has an M.S. in Urban and Regional Planning and a B.A. in Anthropology from San Jose State University.

Lisa Caldwell
Director of Property Operations
Lisa oversees the property management and resident services activities for the agency. Lisa has over 15 years of experience in affordable, property and asset management in both the private and government sectors. She previously worked at the Housing Authority of the County of Santa Clara for twelve years. Her numerous roles while at the Housing Authority of the County of Santa Clara included: Compliance Supervisor, Regional Property Manager and Asset Manager. As the Asset Manager she was responsible for monitoring 2,500 housing units. She has extensive experience in LIHTC, Section 8 and HOME Programs. One of her major achievements was the completion of seven LIHTC year 15 buyouts. Lisa also worked as the Director of Property Operations for the City of Alameda Housing Authority. Lisa holds a California Real Estate Brokers license.

Terri Fukuda
Controller
As Charities Housing’s Controller, Terri is responsible for the organization’s accounting, finance and administrative functions. Prior to joining Charities Housing in 2005, Terri worked as a Senior Audit Manager for Berger Lewis, a public accounting firm based in San Jose. She specialized in providing attest services to for-profit real estate owners, tax-exempt organizations, and low-income housing related entities, including affordable housing developers, HUD-financed entities, and low-income housing tax credit partnerships. She audited and consulted on various aspects of affordable housing, including development, tax credit compliance, cost certifications for tax credit partnerships, HUD and HCD, and audits in compliance with HUD and OMB Circular A-133. Terri earned her B.A. in Economics from University of California at Santa Cruz and a Master’s in Accountancy from San Jose State University. She currently sits on the board of Center for Spiritual Enlightenment in San Jose and serves as Treasurer.

Marvel Ang
Director of Housing Development
Marvel oversees the acquisition, entitlement, financing, and construction of all projects. Since joining Charities Housing in 2020, he has managed development projects from acquisition through construction completion, ensuring successful project delivery. Marvel has over ten years of experience in design, construction, and real estate development. Prior to Charities Housing, he spent six years at Simpson Gumpertz & Heger Inc. (SGH) as a building enclosure consultant, contributing to ground-up projects, including mixed-use developments, educational and medical facilities, and high-rise commercial buildings. Marvel holds a Master of Science in Structural Engineering from The University of Texas at Austin, a Bachelor of Science in Civil Engineering from Johns Hopkins University, and an Advanced Certificate in Real Estate Development from San Jose State University.

Maggie Li
Director of Asset Management
As Charities Housing’s Director of Asset Management, Maggie and her team of Asset Management Analysts oversee the organization’s portfolio ensuring that properties’ financial performance meets or exceeds expectations. Maggie also spearhead initiatives in investor and lender relationships, has worked to enhance the collaboration with key internal and external partners. Reporting directly to the Director of Property Operations, Maggie will actively collaborate with our senior management team, offering her departmental expertise and fostering an environment of innovation and risk aversion for many impactful projects including refinancing, public funded rehabs, investor buyouts, and energy upgrade work. Prior to joining Charities, Maggie had over 12- year experience in public accounting/audit, including 4 years as the senior audit manager for Charities Housing’s portfolio and consolidation. She specialized in various aspects of affordable housing, including development, tax credit compliance, cost certifications, and Uniform Guidance audits.
