Application Process

Each Charities Housing community has its own leasing office, each with their own waiting lists which vary in length. To obtain an application for housing, you may download an application and informational flyer from the property-specific links. If you have questions, the property manager can answer questions regarding apartment availability, rent, income requirements or program restrictions. The web page showing properties which are accepting applications is updated regularly as vacancies occur.

Resident Selection Criteria
All applicants for housing will be screened according to the criteria set forth in the property’s Resident Selection Policy. Management will hire a contractor to run a background check on all adult applicants, which includes both credit and criminal history, and possibly registered sex offender status (for properties receiving HUD funding). The purpose of these checks is to obtain information on the applicant’s history of meeting financial obligations, future ability to make timely rent payments, and to determine if the applicant has a criminal history which makes him/her unsuitable to live at a Charities Housing Property. The Resident Selection Policy is established in compliance with the Federal and State Laws and/or Charities Housing Policies.

Please note the following important information:
- Each property has specific program eligibility requirements primarily based on the property’s funding source and Charities Housing policies.
- Household annual income cannot exceed the program income limits of the property.
- The minimum household income must be at least 1.75 times the rent of the apartment he/she is interested in renting. (While some exclusions apply, this does not apply to Section 8 HCV or PBV Properties.)
- Household composition must be appropriate for the apartment size in which the household is applying:

While other qualifications apply, the above-mentioned will apply to all Charities Housing communities. Being eligible, however, is not an entitlement to housing. Every applicant must meet the Resident Selection Policy which is used to demonstrate the applicant’s suitability as a resident using verified information on past behavior to document the applicant’s ability, either alone or with assistance, to comply with essential Lease provisions and any other rules governing tenancy.
